Capital Gains Tax (CGT)

The profit tax on selling an investment property. Your PPOR is generally exempt.

What is CGT?

Capital Gains Tax is paid on the profit made when you sell an investment property. Your principal place of residence is generally exempt. CGT is taxed at your marginal rate, with a 50% discount if you've held the asset for more than 12 months.

Why it matters for you

CGT timing can dramatically reshape after-tax returns. Selling in a year with lower income (e.g. maternity leave, sabbatical, retirement year) can save tens of thousands. The 2026 budget is flagged to revisit the 50% discount — watch closely.

Let's time the finance around it
