A useful portfolio view explains the figures behind it.
The portal shows the information recorded for your linked properties and loans. It is a starting point for a conversation, rather than a live bank balance or property valuation.
/01
What property value am I looking at?
Check the recorded value source
The available figure uses a recorded valuation, or the recorded purchase price where no valuation is held. Check the source and date shown; a past recorded value may not represent today's sale price or a lender's valuation.
/02
How much lending sits alongside it?
Look at the loan records
See the linked facilities and available loan information. Balances come from recorded loan details and do not have a confirmed balance date. Use your current lender statement when a decision needs up-to-date figures.
/03
Does the equity figure mean I can borrow it?
Separate a recorded position from a loan decision
Indicative equity compares the available property and lending figures. Additional borrowing requires a separate assessment of valuation, loan purpose, income, commitments and current lender policy.
/04
Has the position changed over time?
Read the history in context
Where enough complete observations exist, the chart shows recorded history for your currently linked portfolio. Values carry forward between records; gaps remain gaps. It does not reconstruct every property you owned in the past.
What the totals mean
A complete number is more useful than an easy guess.
Some records need extra care, particularly where more than one property supports a loan.
Portfolio figures describe the whole linked properties and loan facilities. They are not a calculation of your personal ownership share or a complete statement of all your assets and liabilities.
02Shared loan security needs context
A facility may be secured by more than one property. Where the allocation is not established, a property-level equity or loan-to-value figure may be unavailable. The balance should not be assumed to belong to one property.
03Missing information stays unavailable
An incomplete property value, balance or loan status can prevent totals or comparisons being shown. Contact the team about missing records rather than treating an unavailable amount as zero.
This is an introduction to the authenticated portfolio, not a public property valuation service. Portfolio figures do not establish available credit, a sale price or a complete net-worth assessment.
The next steps
Use the portfolio to prepare a better conversation.
Start with the record, then confirm the information needed for your plan.
01
Open your portfolio
Sign in and view the properties and loans linked to your account. A new account may not have portfolio records yet.
02
Check the context
Read available value sources, loan details, dates and qualifications. Note any missing information or a facility connected with more than one property.
03
Explain your next move
Tell the team whether you are reviewing the current loan, considering another purchase or exploring additional borrowing. The purpose changes what needs checking.
04
Confirm before committing
Bring current lender and financial information into the assessment. A lender may require its own valuation, and borrowing needs approval before you rely on it.
The portfolio helps you understand recorded information. It does not arrange a new loan or make money available to withdraw.

General information only. Recorded property values, loan balances, totals and equity are indicative and may be incomplete or out of date. They do not establish a market valuation, personal ownership allocation, available credit or loan approval. Any additional borrowing requires current evidence and lender assessment.
