Caveat
A legal warning lodged on a property title that can stall settlement.
What is Caveat?
A caveat is a formal warning lodged on a property's title registering someone's interest in the property. It prevents the owner from selling, transferring or further encumbering the property without addressing the caveator's claim first.
Why it matters for you
A caveat discovered during a title search can derail settlement. Caveats are common in disputes, joint purchases, loans from family members, and some commercial arrangements. Your conveyancer will identify and resolve any caveats before settlement.
