Owner Builder

You manage the build. Tougher finance, capped LVR, higher rates.

What is Owner Builder?

An owner builder is someone who builds their own home without engaging a licensed builder under a fixed-price contract — taking on project management, trades coordination and compliance themselves. Requires owner-builder registration in most states.

Why it matters for you

Owner-builder loans are offered by a small subset of lenders at higher rates and stricter LVR limits (often capped at 60–70%). Builder's warranty insurance and staged inspections still apply. Demanding — but can save 10–20% on build cost if done well.
